In a government report released today New Orleans was the fastest growing city in America with a population gain of 8.2%. In third place was Cary, North Carolina which had a remarkable 6.9% gain which translates into over 8000 new people. Raleigh, North Carolina came in at #8 with a gain of 3.8% which is a gain of over 14,000 new people moving in in a year.
It shows that despite the downturn this area still attracts people in respectable numbers, brought by the weather, family , jobs, cost of living, affordable housing etc. It will be interesting to see the numbers for the surrounding towns of Clayton, Garner, Smithfield etc.

Reasons to like living in Clayton NC.
So at the last minute we got invited to go the beach, can't turn up a weekend at beautiful Carolina Beach so we packed up and left. The great thing about living in Clayton when it relates to the beach is the fact that it only takes us two and a half hours and that includes a stop.
It is a straight run from here down Hwy 40 to Wilmington, Wrightsville and Carolina Beach.
Carolina Beach used to known as the redneck riviera... not anymore!! Well maybe on the boardwalk at 1am on Saturday. It is a beautiful beach with loads of things to do or nothing at all.
The aquarium is 10 minutes away, Fort Fisher, Southport, Wilmington etc. The beach is never crowded and you can fish off the sand.
As my sister is the travel writer I shall bring this review to a close, but if you need any info on the North Carolina Coast I'd be happy to get it for you.

Wings Over Wayne
Took the boys down to Seymore Johnson AFB in Goldsboro on Sunday to see the air show. Now that is some show, forty mins from Clayton maybe an hour from Raleigh and it's free.
If you've never had an F-15E Strike Eagle scream past you at 100 feet off the ground you haven't lived.
I would not want to be on their bad side or anywhere near the stuff that can come off one of these birds. It really gave me an insight of just how powerful the United States military is when you see all these amazing planes like the gigantic C5, the F22-Raptor, the B-1B Lancer, the Stratotanker, helicopters, and the great men and women who fly them.
Great stuff, if you get the chance to go don't miss it (bring ear protection) seriously. Check it out.

East Coast versus West Coast
North Carolina foreclosures fell almost 42 percent in the first quarter from the same period last year. For the month of march foreclosure filings fell 40 percent from the same period last year.
from the previous month February fillings were down 3 percent.
All good stuff ...but I wouldn't pop the champagne just yet, and a very stark contrast to California (birthplace of our pain) where lenders started foreclosure proceedings on a record number of homes in March.
The number of California homes subjected to notices of default -- the first step in the foreclosure process -- surged 29.3 percent from February to March, to 54,268. That's a 26.3 percent increase from a year ago, and 25.8 percent above the April 2008 peak.
Across the country foreclosure filings rose 24 percent in the first quarter.
So move to North Carolina!!

Time to Buy?
It would appear that while rates are at an all time low, and there is $8000 available for first time home buyers, people are being guarded at the moment.
To further encourage people, in our county, Johnston which is just east of Raleigh the whole county is eligible for the USDA program which offers 100% financing.
I believe the job losses and instability in the job market are making people wait and see what tomorrow brings.
Looking to the future my wife is a labour and delivery nurse who is crazy busy these days with babies being born, and some day they will need to buy houses!
We just re-financed our own mortgage today to a rate south of 5% which is remarkable.
