The Time Has Come!!!

It has been eight years since Johnston County in North Carolina reappraised the property base and North Carolina Law requires that a reappraisal be done at least every eight years. Revaluation is done for all residential, commercial and structures on land. It does not include personal property such as boats, RVs etc.
The reason for a revaluation is to update the assessed tax value on property in keeping with the most recent market value of the property.

The assessed value of your property is multiplied by the tax rate of  the county, city the property is in and that amount is your tax bill.

The Market Value of your property is the price in dollars that the property would most likely sell for. It is not an average. The Tax Administrator works with property owners and real estate professionals to determine the market value of property and have been working on it for two years. In eight years the value of some property in Johnston County has sky rocketed and come back down to earth with a thud!! Other property has gradually increased in value over time and some property may actually have declined in value. Even still in eight years there will be property that will show no change in Johnston County.

Here are some important dates to remember.
December 2010 - Property owners will receive new assessment notices
Deadline for filing informal appeals - Within 30 days after receiving notice.
June/ July 2011 - County Commissioners and Town Boards set the tax rates.
August 2011 - 2011 real property tax bills mailed using new assessed values
September 1, 2011 Payment of 2011 taxes due.

What if you don't like the new assessed value on your property?

There is an appeals process but you will need to do your homework. There are certain items you will need to have in order to be successful in the appeals process.

You will need documentation that your assessed value substantially exceeds the market value of your property.
You will need documentation that the appraisal of your property is inequitable as it relates to the assessed value of comparable or similar properties.

We had our grand opening of the Club House on Thursday at Portofino Equestrian Community. It was a huge success with lots of big names in Real Estate and Community Leaders.

The evening started with Moonshine Martinis at The Red Roof Inn, then we had trolleys ferry folks through the stables and around the pond and on to the Club House.

We had  Italian themed food set up at the Piazza overlooking the pool. It was great to see so many people enjoy the beauty of Portofino and the response we received was beyond our expectations.

We were also able to use the event to tell everyone about our awards we won at the Annual NCHBA Stars Awards.

The Village Farmers Market has grown over the years from a humble beginning to a full blown local treasure trove of  preserves, honey, pies, fudge, bacon, eggs, plants, flowers, vegetables, ice cream.

It is just down the road from Downtown Clayton, Archer Lodge at the intersection of Buffalo Rd and Hwy 42.
They make the desserts there and you can call and order your favourite cake or pie.

Outside they have a wide array of plants and shrubs, rose bushes.
Pine straw and wheat straw along with bedding plants and tomato plants for the gardener.
Don't forget fishing worms which I can attest work very well, too well actually as we bought some on Monday and went to the pond at Portofino and while fixing Rory's rod I heard a splash and to my horror my rod was in the pond and as I reached in to grab it it took off like a rocket.
The moral of the story when you buy your worms from The Village Farmers Market don't leave your rod unattended!

Triangle Region Courting Companies that could create 13,000 jobs.

There is a spot of good news heading this way from economic developers from the Triangle region who are courting 58 companies that could create 13,000 jobs.

Charles Hayes, chief, executive officer of the Research Triangle Regional Partnership says "the difference for the Triangle region is that a record number of companies are choosing to invest here to build their future" "We're encouraged by the diversity of companies announcing expansion plans"


The 13 counties making up the partnership include: Chatham, Durham, Franklin, Granville, Harnett, Johnston, Lee, Moore, Orange, Person, Vance, Wake and Warren.


Investments and expansions noted by Hayes in his report included:

EMC Corp planning a $280 million construction of a new research facility and data center in Durham County, adding nearly 300 jobs, as well as adding 100 new jobs at its manufacturing plant in Wake County.

IEM, an international risk management and disaster modeling consulting company, moving its global headquarters from Louisiana to RTP in Durham County, creating 430 jobs over the next six years.

Palziv North America, a developer and manufacturer of thermoplastic cross-linked polyethylene foam for consumer and industrial uses, purchased a plant in Franklin County formerly used for traditional manufacturing. It is investing nearly $8 million to renovate the space for manufacturing operation and new North American headquarters, creating 80 to 100 jobs.

Talecris Biotherapeutics plans a $269 million expansion of its manufacturing plant in Johnston County, creating more than 250 jobs.

Carl Zeiss Optronics USA, the Germany-based global provider of optical and optronic products and services for defense and security uses. Is establishing a U.S. headquarters in Wake County.

SAS, Wake County, $70 million expansion.

Shalag Industries, Granville County, $17 million new investment, 72 jobs.

Deutsche Bank Global Technology, Wake County, $6.7 million new investment, 319 jobs.

North American Aerodynamics Inc., Person County, $900,000 expansion, 375 jobs.

Hayes pointed out that a big portion of the $1.9 billion figure is a $700 million plan by Duke’s medical system for a massive expansion.

Hayes also noted that 2010 is off to a strong start with several announcements made for expansion or new business. Some $93 million in projects that will create approximately 1,000 jobs have been disclosed.

We've know for a while that Raleigh and The Triangle were great places to get jobs, raise a family, retire. The reasons are many depending on your perspective, good schools and affordable housing for young families. Warm weather,access to great health care, active communities for retirees. High tech jobs for graduates and some of the top medical facilities in the country for doctors and cutting edge bio technologies for scientists.


Now there is a new report out from Portfolio.com, (a bizjournals property) that says that Raleigh offers the best quality of life out of all of the major metropolitan markets in the country.

Here are the factors that pushed Raleigh to the top over Washington DC and Minneapolis-St. Paul.

  • Raleigh is growing at a rapid rate, no major market is expanding as rapidly as Raleigh whose metropolitan population has expanded by 37% since 2000.
  • It has a vast inventory of new homes, more than half of all homes in the Raleigh area were built since 1990. Las Vegas is the only other market above 50% for new homes.
  • It has an impressive supply of high level jobs. Forty -four percent of Raleigh's workers hold management or professional positions, surpassing all but three markets.
  • It has a well- educated workforce. Raleigh at 41%, ranks sixth in the share of adults holding bachelor's degrees.

Other reasons include it's large percentage of young adults, it's historically low unemployment rate and it's impressive array of big houses and prices lower than most markets.

Tafton Subdivision which is just outside Clayton and is in the newly incorporated town of Archer Lodge is a small development of about one hundred homes. Built by Homecraft Properties they currently have three homes for sale all under $250,000, in fact they go from $223,900 to $227,900

The High School is not yet open and will open in the Fall of 2010 so check with the school district if you have a high school student.
