Johnston County North Carolina suffered in 2009 as did everywhere else, however because there was not a mad spike in home prices the numbers when looked at other parts of the country can be signs for encouragement. I know this is little consolation to the builders who filed for bankruptcy or the people facing foreclosure.
Johnston County due to it's location so close to Raleigh, Research Triangle Park, The Beach and the availability of affordable housing and land makes it attractive to many.
So how bad was it in Dec 2009 versus Dec 2008
New Listings 271 229
Closed Sales 147 162
Median Sales Price $159000 $148.75
Average Sales Price $183510 $157160
Average Days On Market 108 109
Inventory Of Homes 1925 1542
% of Original List Price at Sale 96.4 97.5
Not too bad compared to Dec 2008, however the First Time Home buyers $8,000 Tax Credit spurred people to act.
I will be doing a year to date comparison and we can see how the year turned out.
